SELLER LOAN BASICS · OCTOBER 2026

Selling a house you bought with VA financing raises loan questions as much as real estate ones. Where does the payoff come from? When does entitlement come back? Can a buyer keep your rate? What changes if you rent the home out instead? Each seller option moves those answers.

Because Rudy works on the real estate side, not the lending side, the answers below describe the general mechanics and the questions worth bringing to your lender. Market figures carry their dates. VA Loans San Diego is independent and not affiliated with the VA, and your lender decides how the rules apply to your loan.

1. If I sell on the open market, how does my VA loan get paid off?

Through escrow, at closing. The buyer's funds arrive, the title company pays off your VA loan and any liens, and the remainder comes to you as net proceeds, usually within a day of the deed recording. Your payoff sits on the seller's cost list next to escrow and title fees, any repairs or credits you agree to, and the county transfer tax of $1.10 per $1,000 of price, which a few cities add to. For a home at $926,961, the metro-wide typical value Zillow reported for September 2026, that tax comes to about $1,020.

Know your payoff before you list. Keep a recent mortgage statement with your deed and any HOA documents, and estimate your net before you settle on a price.

An open-market listing is marketed to everyone at once, on the MLS and the major home sites. Zillow's weekly count for the seven days ending October 17, 2026 showed 471 new listings across the metro and 344 homes going pending, with 5,992 homes for sale.

2. When does my entitlement come back, and should I sell before I buy again?

Restoration generally follows two events: the sale and the full payoff of the VA loan. Once both happen, your full entitlement is typically available again. Selling first means you shop with known proceeds and restored entitlement, and some sellers rent for a short time in between or arrange a brief rent-back from their buyer.

Buying first can work when enough entitlement remains to support the new loan, and when it comes up short, cash down covers the difference. Your lender can show that math from your Certificate of Eligibility. A third route is an offer contingent on your sale, which some sellers accept.

When you become the buyer again, seller concessions are part of the VA toolkit: the seller of your next home can agree to put money toward your closing costs and prepaid items, up to a limit the VA sets. Whether a seller says yes depends on the home and the moment. For the week that ended October 17, 2026, the San Diego metro buyer-versus-seller gauge Rudy tracks (0 favors sellers, 100 favors buyers) read 56.2, in its "Leans buyers" band, and about one listing in ten (9.9%) showed a price cut. Your lender can tell you how much of a credit your loan can use.

3. Can my buyer assume my VA loan instead of me paying it off?

Possibly. A qualified buyer can take over a VA loan and its rate, subject to the lender's approval and the buyer's creditworthiness. In that case your loan is not paid off at closing; the buyer steps into it, and the gap between the sale price and your remaining balance still has to be covered.

Rates explain why buyers ask. Over the past two years, the Freddie Mac 30-year average bottomed at 5.98% (week of Feb. 26, 2026) and peaked at 7.40% (week of Oct. 8, 2026), and the latest reading was 7.24% (week of Oct. 29, 2026).

For you as the seller, the open item is entitlement. Ask your lender in writing what an assumption would do to it and how that would affect a VA purchase of your own, before you agree to anything.

4. What happens to my VA loan if I hold on to the home as a rental?

Keeping the home leaves the loan itself alone: the rate, the terms and the principal-and-interest payment stay as they are. What changes is your entitlement picture. The entitlement behind this loan stays in use until the loan is paid off, and any later VA purchase would lean on what remains.

Zillow's September 2026 figures give a starting point for rent: $3,258 a month in 91915 Otay Ranch in Chula Vista (up 1.6% in a year), where the typical value was $847,552 (down 0.2%), and $3,662 in 92009 in the La Costa area of Carlsbad (up 5.5%), against a typical value of $1,561,674 (up 2.4%).

Running it as a rental adds costs: landlord coverage, repairs, empty months between tenants and, if you hire one, a property manager. Your current property tax bill may sit well below a new buyer's under Proposition 13. The keep-or-sell calculator leaves out income tax on the rent and depreciation, so have a tax adviser look at those and at how renting affects the home-sale exclusion later.

5. Does taking a cash offer change anything about my VA loan payoff?

The payoff works the same way: escrow still pays your VA loan from the sale funds at closing, and your entitlement can still be restored once it is paid. What changes is the road to closing. A cash buyer typically has no financing or appraisal contingency, so 1 to 3 weeks is common, though timing varies by buyer; a financed sale usually closes 30 to 45 days after acceptance.

Price is the other half of the trade. A cash offer exchanges open-market price discovery for speed and certainty, and the gap, if there is one, differs with every offer. Compare net proceeds for each option: price, minus your payoff and selling costs.

On request, Rudy gathers real cash offers and sets them beside a listing estimate. The home-sale exclusion estimator gives a rough look at the tax side of either path, and a CPA can confirm it.

Weighing more than one option?

Payoff figures, entitlement and assumption rules depend on your specific loan, so get them from your lender in writing. Read the above as general background; it is not financial, legal or tax advice. While your lender handles the loan side, Rudy can lay out the seller side of each option with you.
